The last surveyor observed that the engine looked as if it had been overhauled - hence the low hours when he inspected it. However the rear deck of the vessel needs replacing and water has collected in the bilge so an engineer would have to assess the situation with the engine.
Also a battery would be needed.

The accommodation layout is designed to suit a couple as each cabin spans the entire beam. This maximises the light and feeling of space on this narrowboat. She benefits from access from stern and bow to the interior, the bathroom has a full sized bath and has a very modern feel to it. The rest of the interior fit out is basic and functional. There is Rock Wool insulation which is lined by oak faced ply panels. The Morso solid fuel stove enhances the traditional feel and provides for a cosy atmosphere. The bedroom area would take a decent double bed to provide a double berth and the saloon area would be able to accommodate a sofa bed or more traditional bench style seating if so required to provide additional berths. Theres a calorifies/hot water tank which can be heated by either engine (when working) or immersion heater. The vessel feels very light with lots of windows all round and you can choose to sit outside at the bow or stern.

Broker's Comments
These boat details are subject to contract.
This Narrowboat has a very favourable survey that will satisfy insurers. The engine needs some work but the current owner has only used her for residential purposes. She is on a lovely mooring which is not overcrowded. This residential mooring rental is transferable to the next owners (subject to an informal meeting with the marina owner). Residential moorings are in short supply so this really enhances the desirability of this vessel.
Note: Offers on the asking price may be considered.
