Broker's Comments
Thought to have been constructed in 1979, this cosy houseboat has a ramshackle charm reflective of a more bohemian lifestyle. Tucked away in a secluded basin of the River Brent, the private, residential mooring offers a tranquil location, even with the major upheaval taking place in the immediate surroundings as the Brentford Project rapidly comes to fruition.
The vessel maximises the amount of accommodation available with a good-sized main cabin including a workspace, a large galley adjacent to the shower area and a large saloon which includes a sofa bed. A small forecabin provides a further space that can be closed off and used as a guest cabin.
Heating and hot water are powered by permanent shore power. Underfloor heating maintains an even temperature throughout the boat.
The vessel does not have an engine, but was recently (July 2021) towed to Isleworth where she was surveyed, blacked and had some plating work carried out.
The residential mooring is fully transferable subject to a 3% transfer fee. Current mooring fees are circa £340/month, but prospective buyers must make their own enquires with the mooring management before purchase. BSS expires in October 2024. The survey was carried out in August 2021.
Due to the redevelopment of the surrounding area, aka the Brentford Project, the boat will be temporarily relocated within the local vicinity by Ballymore at some stage. The boat will then be returned to her mooring, by Ballymore, when the construction work has been completed. A written agreement is in place to this effect. More details will be provided when appropriate.
